Scope of Inspection
All home inspections are visual, non-invasive evaluations of readily accessible systems and components at the time of the inspection. Inspections are performed in accordance with the Standards of Practice established by the International Association of Certified Home Inspectors (InterNACHI) and/or applicable state standards.
The purpose of the inspection is to identify material defects that may affect the property’s value, safety, or function. The inspection is not technically exhaustive.
Limitations and Exclusions
The inspection does not include areas or components that are concealed, underground, inaccessible, or otherwise not visible at the time of inspection. This includes, but is not limited to:

No Warranty or Guarantee
A home inspection is a snapshot of the property’s condition at the time of inspection. Conditions may change over time. The inspection and report do not constitute a warranty, guarantee, or insurance policy of any kind, expressed or implied.
Pre-Inspection Agreement
All inspection services are performed pursuant to a signed Pre-Inspection Agreement. This agreement outlines the full scope of services, limitations, and terms. Clients are required to review and accept this agreement prior to the inspection.
Client Responsibilities
Clients are encouraged to attend the inspection to better understand the findings. The inspection report is intended as a tool to assist in decision-making but should not be the sole basis for purchasing decisions. Clients are advised to seek additional evaluations from qualified specialists when recommended.
Inspection Report Usage
The inspection report is prepared exclusively for the named client. No third party may rely on the report without the inspector’s written consent. Unauthorized use is prohibited.
Standards of Practice and Ethics
We adhere to the Standards of Practice and Code of Ethics set forth by InterNACHI. These standards define the scope and limitations of the inspection and ensure an unbiased, professional evaluation.
Report Delivery
Inspection reports are typically delivered within 24 hours of the completed inspection unless otherwise noted. Delivery times may vary depending on inspection complexity and additional services requested.
Limitation of Liability
To the fullest extent permitted by law, the inspector’s liability is limited to the fee paid for the inspection service. By engaging our services, the client agrees to this limitation.

To ensure a transparent and collaborative experience, clients are required to attend the full inspection. This allows you to ask questions in real time and gain a clear understanding of our findings.
To initiate a refund, a signed release of liability form from Pro-Found Property Inspections, LLC is required.
13. Acceptance of Terms
By scheduling and/or attending the inspection, the client acknowledges and agrees to the terms and limitations outlined above and in the Pre-Inspection Agreement.
